Innkeeper's Steve and Judi As pristine as the inside of our barns definitely are, one cannot stay too long without walking the property. We have 110 acres with eight foot wide trails bordering Big Stream (that had 11 grist mills in its day) to Rock Stream. There are also trail cut meadows, and the tree farm (Frasier, Douglas and Scotch pines). Trees for Christmas harvest and some with archways for your leisure to walk through or sit a spell. During the winter the trails are available for cross country skiing or snow shoeing. There is also a covered pavilion on property with picnic tables for you to use.

Though only one mile off Route 14, and only 7 miles from Watkins Glen, we joke that only a car an hour comes up our road and through the tree farm property.


Tractor Ride

FROM WATKINS GLEN, go 7 miles up Route 14 (not 14A). Then turn left (up) onto South Glenora Road. Below Watkins Glen is Rt. 86. From NYC take Exit 52N/Rt. 14N. From Erie, and from Harrisburg, (via Rt. 15N into Rt. 86), take Exit 40 which is Rt. 226N, up 20 miles to Rt. 14A, left, 2nd right onto our street.

FROM GENEVA, go approximately 25 miles down Route 14 (one mile past Glenora Winery), turn right (up) onto South Glenora Road. 10 miles above Geneva is Rt 90/Exit 42/Rt. 14S.

We are 1 mile up South Glenora Road (into the tree farm!).

Your Innkeepers

Judi and Steve were married in 2001. Prior to running the B&B, Judi worked for ARC, (homes for challenged adults), and prior, FVUSA, (a second chance boarding school for teenagers). Judi loves scrapbooking with her three sisters and daughter. Steve, bought the B&B in 1998, did not know Judi at the time, and ran the inn solo, for 3+ years. Steve is a retired Captain of the Air National Guard, (activated twice). He also has been advisor and trustee within adoption, foster care, and juvenile and probation agencies. He has a doctorate in Christian counseling, (D. Min.). Two sons are his joy. Steve and Judi embrace all three grown children, and also six grandchildren.

Reservation and Cancellation Policy

We are a small business, therefore, we need to have the following reservation and cancellation policy. Our listed pricing is for cash/traveler's checks transactions. We have appreciated our guests who understand why our pricing is so reasonable.

Reservations will be confirmed with payment in full for a one-night stay. A 50% deposit is required for stays of two or more nights, with balance due upon arrival by American cash/American Traveler's check. Though we prefer cash/traveler's checks, we also accept Visa, MasterCard and Discover (confirmed reservation confirmations note this preference with further explanations).

Deposits will be refunded when notice of cancellation is received more than 14 days prior to arrival date. Otherwise, the deposit will be refunded only if we are able to re-book the room(s). Group reservations of three guest rooms or more, per room, are subject to a 30 day cancellation policy. Also, per room, event weekends are subject to a minimum 30-day (Ex: wine events, etc.), or a 60-day (Ex: NASCAR, etc.) cancellation policy. The reservation confirmation(s) will note number/cancellation days for date(s) reserved. All cancellations are subject to a $25.00 processing fee. Early departures, no shows, and last minute cancellations for the entire reservation are non-refundable, and will be charged for the entire amount of the stay (number of days times room rate, plus cancellation fee).

For the health of our guests and innkeeper staff, we are smoke-free. Smoking is permitted outdoors on the lawns or meadows (though not on the B&B porches).

When appropriate, we will cater to all age children with their parents. Absolutely, no guest pet on property. Our internal B&B is pet free. A kennel is within a few miles for folks that desire to bring their pets (advance arrangements must be made).

We are VERY flexible on arrival times; PLEASE CALL us of your arrival time; THANKS. We ask that all check-outs be by 11am (late departures are subject to an additional day charged).
